Does Siding Replacement Increase Home Value? What the Data Actually Shows

By Ryan Hild, owner of KC Exterior Pros and former James Hardie Building Products representative. Last updated 10/2026. Data from Zonda's 2025 Cost vs. Value Report.

The short answer: usually, yes, especially when your current siding is visibly deteriorated. But the return depends on your home's condition, the material you choose, and your local market. National data can show you the pattern. It can't tell you what your house will sell for.

Worn siding rarely announces itself all at once. A few faded boards, a cracked section, paint that has stopped looking right, and gradually the exterior makes the rest of the house feel older than it is. For a while, replacing it feels like something that can wait. Then the question shifts from "does this still look okay?" to "is ignoring this costing me something?" If selling is anywhere on your horizon, that question gets sharper.

At KC Exterior Pros, we've walked Kansas City homeowners through this decision for years. Here's what the research shows and what we've seen hold up in practice.

Zonda, a housing industry research firm, publishes an annual national Cost vs. Value Report that estimates what common remodeling projects cost and how much value they add at resale. Its 2025 report estimated that fiber-cement siding replacement returned $24,420 at sale on a $21,485 average project cost. That's 113.7% of cost recouped, the fourth-highest return of any remodeling project in the country. It doesn't mean your house will gain exactly $24,420. It does mean a worn exterior isn't purely a maintenance decision anymore, and the condition you're starting from matters as much as the material you choose.

How Does New Siding Affect Home Value?

New siding does two things: it improves what buyers see, and it removes what would make them hesitate. One wins the showing, the other wins the offer.

Siding is unusual among home improvements because buyers experience it before they set foot inside. The National Association of REALTORS® found that 97% of real estate agents consider curb appeal important to attracting buyers, and 98% say it matters to buyers themselves. But appearance is only half of it. Fannie Mae's appraisal guidance also directs appraisers to account for deterioration, needed repairs, and deferred maintenance when assessing a property's condition.

That's why condition matters more than age. A home with older but intact, well-maintained siding gets an upgrade from replacement. A home with visibly deteriorated siding gets an upgrade and also shakes off a liability that a buyer, an inspector, or an appraiser would otherwise flag. Age isn't the problem. Deterioration is, and it's what's worth diagnosing.

What Does "113.7% Cost Recouped" Actually Mean?

It means fiber-cement replacement held exceptional resale value in Zonda's national model. It doesn't mean spending a given amount guarantees a matching profit on your home. Here are the 2025 national figures:

Siding ProjectAvg. Project CostValue at SaleCost RecoupedValue Minus Cost
Fiber-Cement Siding Replacement$21,485$24,420113.7%+$2,935
Vinyl Siding Replacement$17,950$17,31396.5%−$637

Zonda builds these figures from remodeling-cost data and surveys of real estate professionals, so they reflect agents' estimates of value added, not recorded sale outcomes. We prefer "cost recouped" to "ROI" for that reason. It's a standardized national signal, not an appraisal of your property. An appraiser won't simply add your siding invoice to your home's value. They weigh overall condition, quality, and comparable sales. What you spend, what homeowners nationally recoup, and what your property gains are three different numbers.

Why Does Exterior Condition Matter So Much to Buyers?

Because it's the first thing a buyer evaluates. Before anyone opens the front door, they've already formed an impression of whether the home has been cared for or needs work. That impression doesn't set the sale price on its own, but it colors how everything inside gets judged.

It also explains why exterior projects consistently outperform interior ones in resale research. In Zonda's 2025 rankings, the top four projects nationally were all exterior: garage doors, steel entry doors, manufactured stone veneer, and fiber-cement siding. Deterioration happens slowly enough that homeowners live with it for years without really noticing. A buyer takes it all in at once.

What Happens to Worn Siding During a Home Sale?

Even buyers who love the house will often hire an inspector. Damaged, warped, or moisture-affected siding can show up in that report as a repair request or a reason to negotiate on price. Replacing it before listing lets you handle it on your terms, with your contractor and your timeline, instead of in the middle of a deal.

Is Fiber Cement the Best Siding Material for Resale Value?

Of the two siding materials Zonda measures, fiber cement has the stronger national numbers: 113.7% cost recouped versus 96.5% for vinyl. It also nets positive ($2,935 above cost) where vinyl came in slightly under. Vinyl still recoups most of its cost at a lower price, so it can make sense on some homes and budgets. Wood, engineered wood, and metal siding aren't part of Zonda's siding comparison, so this data can't rank them.

Fiber-cement products from James Hardie are what most of our customers ask about once they've moved from "should I replace my siding?" to "what should I replace it with?" If you're at that stage, our James Hardie siding page goes deeper on the products and installation.

Should You Replace Siding Before Selling or If You're Staying Long-Term?

If you're selling soon: replace it if the siding shows real deterioration. If it's older but sound, a full replacement may not pay off, and repair, cleaning, or repainting could be enough. Keep perspective, too: a new exterior won't offset unrelated problems elsewhere in the house, and national data can't tell you exactly how your local buyers will price it. That's where a local agent earns their fee. Ask for their opinion before you commit.

If you're staying long-term: you have something sellers don't, which is time. You can choose siding based on how you want to live in and maintain the home, and you'll get years of use from it before resale ever becomes relevant. Resale doesn't have to be the deciding factor.

Which Siding Problems Affect Resale Most?

Buyers and inspectors are typically more concerned with signs of damage, moisture, or deferred maintenance than with the age of the exterior alone. Issues that may raise greater concern include damage affecting multiple areas of the home, rot or soft spots (see our wood rot repair page), and signs of moisture intrusion, such as bubbling paint or interior water stains. Storm damage, including hail, belongs in the same category. If you think a storm damaged your siding, document it and check your homeowners policy before paying out of pocket, since your insurer decides coverage. An isolated crack or one faded section is usually a repair, not a replacement.

Frequently Asked Questions

How much value does new siding add to a house?

There's no fixed number for an individual property. Zonda's 2025 study estimated $24,420 in value for its modeled fiber-cement project nationally, on a $21,485 average cost. Your actual result depends on your home's condition, your market, and the buyer.

Is replacing siding worth it before selling?

Often, it resolves visible deterioration that a buyer or inspector would otherwise flag. If your siding is older but sound, repair or repainting may make more financial sense than full replacement.

Should I replace siding if I'm not selling?

You don't need a resale justification. Replacing failing siding protects the home from moisture damage, cuts down on repeated repairs, and gives you an exterior you don't have to worry about, all before resale is even a factor.

Not Sure What Condition Your Siding Is In?

National data can only tell you so much. A good evaluation should tell you the condition of your siding, whether it needs repair, replacement, or monitoring, and which options fit your home if replacement makes sense. Learn more about our siding services.
